Sunken Foundation

How To Solve:

I hate to break it to you, but It’s not going to get better on its own

Oftentimes when people find out that their home has a sunken foundation,  the instinct is to just watch and hope the problem goes away. And I get it – most people don’t want to spend the money!

Unfortunately, foundation problems don’t get better with time, they only get worse. That’s a fact. No matter how much we bury our heads in the sand, the problem is still there and the house value will suffer for it. I know you wouldn’t want to pay full value for a house with structural problems! Another way that people deal with their structural problems is by doing cheap, temporary repairs to mask the problem. These solutions are equally unhelpful and can sometimes even accelerate the problems at hand.

Examples of temporary “Band-Aid” SOLUTIONS
  1. Planing doors and windows
  2. Patching over drywall cracks
  3. Adding concrete topping over a sloped floor
  4. Turn a blind eye to the problem and do nothing at all

Like I mentioned before, these repairs may take care of the cosmetic problems, but they do nothing to address the underlying issues. The real culprit of foundation failure is the soil. All the homes weight is resting on the footings and the footings are resting on the soils beneath. Soil reacts to things like moisture content, temperature, and seasonal erosion and is susceptible to failure. For a permanent fix, we need a solution that is not impacted by the soil. You need a solution that bypasses the problem soil and reaches bedrock. Check out our repair method here!

WE CAN’T PREDICT THE SOIL, BUT WE KNOW THAT LOAD BEARING STRATA OR BEDROCK WILL NEVER FAIL.
We know that it has failed once before. Do you really want it to fail again?

Not to mention, living with anything that is broken or rundown doesn’t allow you to fully enjoy it.  Wouldn’t you rather have the peace of mind?
