Foundation cracks are extremely normal and are found in most homes. If you have a hairline foundation crack, don’t panic! It may not be cause for concern. However, you can usually tell when a foundation crack indicates settlement because it will typically be wider at the top than at the bottom (or vice versa). You can see some examples below of significant foundation cracks from actual repairs we have done. Usually, a crack won’t be the only indicator of settlement, so keep an eye out for the other symptoms! It is the soil underneath the foundation that has caused the settlement. The soil has failed to support the foundation for one of these reason: drying and shrinking soils, wetting and softening of soil, poorly compacted fill soil.
