Our latest commercial concrete repair project was for a residential building looking for the best solution to their concerns. 

Chesterfield Manor is an apartment complex in North Vancouver that was experiencing settlement in the front courtyard area. The main concerns caused by the concrete settlement were: 

• Trip hazards
• Uneven walkways
• General safety for residents and visitors

There are many residents in the building and constant foot traffic going in and out so maintaining a safe entry point is paramount to this complex. Considering the building is already older, the owners did not want to undergo the hassle of replacing the entire concrete area. They were looking for a solution that was non-invasive, quick, and addressed the concerns.

THE Concrete Repair PROCESS

We used PolyLevel foam to lift, level, and stabilize the fragments of uneven concrete to form an even walking surface.

PolyLevel is a lightweight liquid solution that gets injected under the slabs as a liquid, and then expands into a high-density foam. It is a hydrophobic foam that will not wash out or allow water to invade and its high density allows for it to lift, support, and stabilize extremely heavy loads. It’s an environmentally friendly material that will not degrade over time. As a bonus, this method of repair allowed for foot traffic to continue going in and out of the building even during the height of our project.

This was the perfect solution for this project.

Step by step

1. First, our crew scoped out the area for uneven concrete and marked off the area to prepare for ports.
2. Then, our crew drilled and installed evenly spaced injection ports into the slabs.
3. Using PolyLevel mechanisms, our team carefully injected the foam beneath the slabs.
4. Monitoring the slabs, our team lifted and levelled them back to place, ensuring they matched up with one another. 
5. Our crew had to stamp down the wooden beams between the slabs to keep them from raising up with the PolyLevel.
6. Our crew finished by patching and seamlessly sealing all the port holes.

Results

Our crew finished off with a fully stabilized, levelled, and functional apartment courtyard.
